Great Memories – Lasting Friendships

Most alumni graduates remember their college days as “the glory days” filled with good memories sustained by lifelong friendships. This page helps Berkeley Theta Delt alumni members to recall great moments, and offers ways to reconnect with your buddies from back in the day.

One of the best ways to reconnect is to attend an event at the Charge house. Periodic alumni-focused events at the house draw guys back to wander the halls and remember. Fall football game-day tailgates bring bros back to socialize with peers, with food and drink to enjoy.

Annual Spring Banquets are a formal members-only gathering that bring together men from across the generations, to tell tall tales and share brotherhood with the undergrad members.

The Delta Deuteron house is managed by an active alumni board, known as the BA (building association), a privately held California Corporation not part of The University. The BA board oversees repairs, projects, finances, and directs the property management company we’ve hired to ensure regular oversight. We keep the house going so the Charge keeps going.

House Status

After major renovations at the turn of the century the physical structure, the landscaping, the house interior and systems are maintained to safe standards using contractors (and sometimes volunteers). The contractors are managed by our property management vendor. With such resources at work we are able to make repairs quickly. Including broken windows…

Financial Stability

Under this business approach our bills are current, rent is collected, taxes filed, loans managed, and a small ‘rainy day fund’ is available. With local management, the house has sustained full occupancy for a decade, with increasing levels in the past three years. Happily, the house is recently filled with member/brothers. (no boarders in the Huts!)

REPAIRS COMPLETED

Our list of recent repairs is impressive, with a few samples below. Yet there is further to go.This is only a part of our ongoing repairs completed—major projects are not listed. These minor repairs have been funded by the ongoing operations income—without alumni donations.

Next Major Project

College Ave Hut Wall Replacement

This public eyesore is the last major repair project we need to tackle. The wall which enclosed our Hut courtyard is crumbling from age and root damage (yes, we cut the tree down). The area was used for parking but not since the City told us not to park there.

Crumbling Terra Cotta Block Wall

This wall was built after World War II, to enclose the Hut area—which had been a parking garage pre-war. In the post-war ‘can do’ spirit the Huts were converted to residences with permits, but using materials that would not meet building code today: terra cotta blocks. This structure is failing and we need to replace it.

We need your help to accomplish this major project! We’re proud to say we have generally paid for repairs out of operating income. But major long-term deferred projects like the wall are beyond that financial resource—and not the responsibility (nor fault) of the current undergrads.
